For SDA investors
A vacant SDA property is not the end of the story.
You built it with the best intentions, and the market did not deliver what was promised. We can plan and coordinate the repositioning of your SDA property as a premium co-living residence, so it is ready to earn income while the SDA market catches up, and the SDA option stays fully intact for when it does.

Where most SDA investors find themselves
The costs continue whether or not you have a tenant.
Rates, insurance, maintenance and finance do not pause while a property waits for a funded SDA participant. As at 30 June 2026, WA had 1,254 enrolled SDA dwellings and 857 participants living in SDA, with a further 1,024 eligible participants not yet using it. Another 657 dwellings were in the pipeline (NDIA, June 2026).
An empty SDA property can cost roughly $7,000 to $11,000 a year in rates, water, insurance, land tax and maintenance, before mortgage interest. A long wait reflects the current SDA market, not necessarily your property.
The instinct is to hold and wait, because the alternatives can feel like giving up on SDA. They are not. A cosmetic, fully reversible repositioning can generate income to offset holding costs, while keeping the SDA option open.
What working with us looks like
Four steps, in this order.
Property assessment
We start with a property walkthrough, and we tell you plainly whether co-living suits this property. We look at local demand, how well the design suits shared living, what the repositioning would involve, and whether it fits your goals.
Repositioning plan
A written scope of everything the property needs to present and perform at co-living standard, an indicative budget, and a clear income comparison between your current position and co-living. You approve the scope and fund the works before anything begins.
Upgrade coordination
We manage the furniture installation, styling and cosmetic upgrades, end to end. Contractor sourcing, scheduling, supplier quotes, and cost oversight, all handled by us. No structural changes, no plumbing changes, nothing that affects the dwelling's SDA enrolment.
Household curation and ongoing managementComing soon
Once our real estate licence is granted: compatibility-assessed matching to place the right residents into your property as a co-living household, then ongoing community and property management, routine inspections and monthly owner reporting.
The commitment
The way back stays open.
Reversible by design, in writing.
Every upgrade can be undone. No structural or plumbing changes, ever. If your circumstances change, or an SDA participant match arrives, the path back to SDA use is preserved.

Why now
Co-living is a growing lifestyle choice, and Perth is ready for it.
Perth has no shortage of tenants. It has a shortage of quality homes. Perth's rental vacancy rate was 1.9 per cent in August 2026. REIWA considers 2.5 to 3.5 per cent balanced, so there are more people looking than homes available.
Young professionals, FIFO and contract workers, empty nesters and downsizers, key workers and people relocating to Perth are actively looking for quality co-living options in Perth's middle and outer suburbs, exactly where many SDA homes have been built. From $400 per room per week, all inclusive, residents get a quality of home that a standard rental at the same price simply cannot match.
But rent is only part of the picture.
What co-living offers that a standard rental often cannot is community: a household where people are matched for compatibility.
For a FIFO worker returning from a swing, it is a home to come back to. For a young professional new to Perth, it can provide an instant social network. For a downsizer, it offers companionship without giving up privacy or independence.
When people feel genuinely at home, they are more likely to stay. That matters to residents, and it matters to owners. It is a different way to think about your investment.
What we can do
Three conversations, depending on what you want.
Repurpose it as co-living
Cosmetic changes only, fully reversible, so the property earns now and your option to return to SDA use is preserved.
Have it managed
Once our real estate licence is granted: professional management of the property and the household, with owner reporting, so it stops being your second job.
Work out what to do
Most owners start by working out whether to hold, reposition or sell. Let's have an initial conversation.
